A major difficulty for many owners renting out their villas from home is the lack of an on-site management team.

Good intentions apart, relying on holidaymakers to leave the villa or apartment clean and laundered simply doesn't work for long. Within a short time people are arriving to find an unwelcoming, dirty villa.

WHAT SERVICES DOES OUR FEE COVER?

Our yearly management fee of €250.00 covers:
  • Administration costs and allows for a multitude of events and services that we provide to our owners but are not ordinarily charged separately for.
  • Operating costs and overheads like telephone calls, faxes, emails and all other office expenses.
    Help, advice and assistance - Many things can occur in connection with your holiday home during your stay and, as your management agent, we can be relied upon to provide this help, advice and assistance.
  • We are a good point of contact too for the friends and families of owners and we can provide them with help and advice too.
  • We provide a weekly security visit to your villa which is included. Security visits are essential and we check the villa inside and out

HOW IS THIS FEE APPLIED?

Please note that this small fee is non-refundable..
The annual fee will be applied to your account in January as a debit. Invariably, owners do not all sign with us on the 1st of January so the fee is originally debited til year end from commencement of services. (i.e. March: 9 months 75% of fee, June: 6 months 50% of fee etc.)

WHAT IS NOT INCLUDED IN THE FEE?

The fee does NOT include:
  • cleaning & laundry - a separate charge is made for those services as follows:
  • 1 bedroom house cleaning: €30.00
  • 2 bedroom house cleaning: €40.00
  • 3 bedroom house cleaning: €50.00
  • Laundry is calculated at between €15 & €20 & is at the discretion of our Cleaning staff.
The cleaning & laundry charge only applies when we clean after owners or owners bookings and long stay customers. Our rental customers pay for their cleaning and laundry in their weekly rental price. If owners would like us to only ‘Manage’ their property (without renting), the Fee is the same as above and we still visit the property every week as normal. We will still act as a cleaning and laundry service for them should they choose.

IS MY PROPERTY SUITABLE TO RENT OUT?

Rental properties, of course, all have to be of a rental standard and equipped with sufficient sleeping and showering facilities. We are in charge of cleaning and laundry, so owners do not have to worry about that. We keep accurate records of our bookings and rental income.

WHAT DO I NEED TO PROVIDE IN MY PROPERTY ?

An inventory prepared by the owner is a good idea. Spare sheets are vital on ‘change over’ day and so we ask that extra sets are provided. All linen should be marked with the Owners house number too. We require 3 sets of keys to the owners property. (One set goes to our guests on arrival and the other 2 sets are kept as ‘back up’).

WILL I MAKE MONEY FROM MY RENTAL PROPERTY ?

Normally sufficient money is generated through rental income to more than recover yearly running costs and pay for owners holidays etc. However we cannot make guarantees on the amount of income that any particular house will provide as this is impossible and misleading also.
For owners with properties on a mortgage. Please note that we cannot always guarantee sufficient monthly income to cover the repayments and water / electric bills. It is necessary though for owners to keep enough money
