1. LEJA unfortunately cannot promise a 24hr emergency call out
2. The owner advises they nor the agent will accept liability for any loss, damage of customers personal belongings whilst renting the property, or can responsibility be accepted for loss of foods caused by a sudden power surge/cuts, or water shortages. These unfortunately are out of any ones hands.
3. The owner advises they nor the agent will accept responsibility for any personal accidents or injuries in which may occur whilst renting the property. (slipping in the bath, on tiles or around the pool / shower areas) please do take care.
4. BREAKAGES / DAMAGES
Should the unlikely event of a breakage/breakages occur please do contact us straight away to report the incident. (Failure to do so could result in the security deposit being withheld.)
5. ELECTRICS
If the electricity trips out, this is easily re-set by ensuring that all switches to the fuse box (found behind the front door generally, if not then please send us a whatsapp) are all in the upright position, if all are correct please check with a neighbor to see if they have electric. If you are the only property without power please contact us urgently via whatsapp
ACCOMMODATION
A. Amount of guests should not exceed the your submitted booking form
B. Upon arrival to the property if there are any problems ie breakages, dirty floors, sheets etc. Please take pictures and videos of all and send them to us via our whatsapp number within the first 24 hours of your arrival. Without pictures and videos there is not a lot we can do. The cleaners do take photos once they have prepared the property for the guest
C. Please leave the villa furniture as you have found it, Inside & Out.
D. All of our rental properties are furnished & equipped to the wishes of the owner, and are within the standard for rental purposes. Basic items are provided however should you require a certain extra item(s) e.g Kitchen accessories, extra cooking utensils etc. These can be purchased at a selection of shops located around the Urbanisation. It is impossible for owners to provide all items to suit the individual customers needs. On the completion of your holiday these items can be disposed of, left in the villa or taken home with you.
E. During your stay should a small job / repair require immediate attention this will be attended to as soon as possible. Any problems or issues not reported to us immediately or notifying us days into your holiday or on the return of your holiday will not be accepted. Photo / video evidence again must also be given so we can maybe identify the problem and know which tradesman to send round to save time for everyone. These small jobs will not be seen as a reason for early termination or a reduction to the cost of your stay.
F. Please do not touch the swimming pool equipment, pump house etc & Please shower before using the pool. No glass objects in or around the pool
G. Please do not touch the fridge / freezer thermostats. Between 2 – 3 on the thermostat is ideal
H. Strictly NO SMOKING inside the property please
I. Please do not leave parasols up when not in use during your stay or after your departure.
J. Should you have any pet with you that we haven’t been informed about you will charged per pet. No pets are allowed on any furniture, beds, sofas, worktops etc
7. DAYTIME SUN & COOLING
A good tip to keep the villa cool during the day in the summer season is to close windows / doors & drop the blinds when the sun is directly on them. Open them again when sun is round the other side of the property. When using the air conditioning, keep all doors and windows closed
8. BULBS, REMOTE CONTROLS ETC
All lights, remotes, electronics etc are checked before your arrival however we cannot predict when a bulb/battery may go, we ask if possible if you are able to do this, if the property has no spares these can again be purchased from any number of shops on the urb, eg. the local hardware store / Chinese store. If not please let the office know
9. GAS
If your rental property comprises of a gas bottle please ensure the regulator is switched off when not using, this is found on the top of the bottle a small black hook (up for on and down for off.)
10. TV SYSTEM
The Properties do have TV’s (mainly SMART) and most properties do have some sort of system too but again this is generally TV channels from the country the owner lives in and again its is impossible for the owner to provide a system for every nationality. If this is important to you PLEASE ENQUIRE
11. DEPARTURE: FOR ALL CUSTOMERS
A. The property must be vacated by 10:00 am unless prior arrangements have been made with us.
B. All general rubbish / waste along with fridge items be put in plastic bags & put outside in the large containers, located all over the urbanization.
C. All ceiling fans and/or Air conditioning units are switched off.
D. Please ensure that any spills are wiped up and the cooker, oven & BBQ’s are wiped down & cleaned after each use.
E. Please do not leave any dirty or clean washing up or leave the dishwasher full with clean or dirty items.
F. Please leave all dirty Linen in the bath or shower, not in the bed or on the furniture.
Failure to comply with ANY of the above could result in a sur charges against your holding deposit
